Windsor & Essex County Real Estate Market Update | June 2026

June was another month that pointed toward a fairly balanced real estate market in Windsor and Essex County.
The biggest takeaway? Not much changed dramatically.
The year-to-date average sale price is now $557,567, about 2.6% lower than this time last year. Looking at June on its own, the average sale price came in at $566,103, a 2.9% decrease compared to June 2025.
While those numbers may sound significant, they're actually a good reminder that prices have remained relatively stable. We're not seeing the large swings that defined the market a few years ago.
Inventory also remained fairly consistent. 1,318 new listings came to market in June, just 2.7% fewer than last year. At the same time, 476 homes sold, representing a 5% decrease year over year.
What does that mean for buyers and sellers?
For buyers, there continues to be a good selection of homes available, giving you a little more time to compare properties and make informed decisions.
For sellers, buyers are still active, but they're being selective. Homes that are priced appropriately and presented well continue to stand out, while overpriced listings often take longer to attract attention.
One thing I always remind people is that these are county-wide numbers. Every neighbourhood, price range, and property type behaves a little differently.
