How the Home Buying Process Works

From budget to keys, here’s the simple version of what happens - and what I help you do at each step.

1. Get Preapproved:

Talk to a mortgage pro early so you know your real budget (not just what the bank says you could spend). It makes your search faster and your offers stronger.

2. Define Your Needs:

We’ll get clear on must-haves vs. nice-to-haves, neighbourhood priorities, and what you’re willing to compromise on, before emotions take the wheel.

3. Start Your Search:

Search listings, set alerts, and book showings strategically. I’ll help you spot red flags and avoid wasting weekends on homes that aren’t a fit.

4. Make an Offer:

When the right one shows up, we move with a plan: price, terms, timing, and a strategy that matches the market (not panic).

5. Inspection & Financing:

Due diligence time. We’ll navigate inspections, conditions, and financing so you feel confident about what you’re buying, and what you’re not.

6. Close the Deal:

Paperwork, timelines, and loose ends..... handled. You sign, you get the keys, and you can actually enjoy the win.
