March 2026 Windsor-Essex Market Update: A More Balanced Spring Market Is Starting to Take Shape

March gave us a clearer picture of where the Windsor-Essex real estate market is heading as we move deeper into spring.


And honestly, the biggest takeaway right now is balance.


Not an aggressive seller’s market.

Not a major correction either.


Just a more cautious and selective environment than what many people became used to over the last few years.


In March 2026, the average sale price came in around $539,208, which was slightly lower than February and still below where prices sat this time last year.


But despite those small shifts, prices overall have actually stayed fairly steady month to month.


That’s important because it shows the Windsor-Essex market isn’t experiencing dramatic swings right now. Instead, pricing has become much more sensitive to things like presentation, condition, location, and overall buyer confidence.


The year-to-date average sale price sat around $538,802 through March, down compared to the same period in 2025.


And honestly, that trend has remained fairly consistent throughout the first few months of 2026.


What we’re seeing right now is less about sharp price declines and more about buyers becoming increasingly selective with where they’re willing to spend their money.


That shift is affecting the pace of the market overall.


We saw 352 homes sell in March, which was a noticeable increase from February as spring activity started picking up.


But compared to last year, sales were still slightly lower.


So while activity is improving seasonally, buyers are clearly moving more cautiously than they were in 2025.


That’s something both buyers and sellers are feeling right now.


Buyers are taking longer to decide.

They’re comparing homes more carefully.

And they’re paying much closer attention to pricing and value than they did during the faster-paced markets of previous years.


At the same time, inventory is starting to build.


March brought 939 new listings to the Windsor-Essex market, which was a strong increase from February as more sellers prepared for spring.


But interestingly, inventory growth still hasn’t fully returned to the pace we typically saw during stronger spring markets in the past.


That combination is creating a more balanced environment overall.


Buyers have more options than they did a few years ago, which naturally gives them more leverage and more ability to pause before making decisions.


And for sellers, that means strategy matters much more than simply listing during a busy season.


Pricing properly matters.

Presentation matters.

Marketing matters.

Preparation matters.


Because buyers right now are rewarding homes that feel well-positioned and realistic for today’s market.


Overall, March continued reinforcing something we’ve been seeing consistently throughout early 2026:


the Windsor-Essex market is active, but cautious.


Homes are still selling.

Buyers are still entering the market.

Spring activity is building.


But the emotional urgency that drove previous markets has cooled significantly.


And honestly, that’s why preparation matters so much right now.


In more balanced markets like this, timing alone usually isn’t what creates the best outcome.


Good strategy does.
